West of Waterlooville eight years on

A new community is emerging at West of Waterlooville eight years after the development started.

The project is transforming a 250-hectare site south of Denmead with more than 3,200 homes, 40% of which will be affordable housing.

The scheme includes a doctor’s surgery, nursery, retail, pub, café, sports pavilion, two primary schools and five nature conservation sites.

The site covers 0.37% of the Winchester district and, when it is completed in 2030, it will increase the district’s population by around 5%.

Cllr Victoria Weston, Winchester City Council’s Portfolio Holder for Built Environment, said:

West of Waterlooville is an important and exciting development for the Winchester district.

It is important because it helps to meet the district’s housing land supply and need for affordable housing; exciting because it will boost business and employment opportunities.

In addition West of Waterlooville is delivering other key benefits such as an exemplary sustainable urban drainage system and significant developer funding contributions to support community facilities, travel and environmental schemes and arts projects.


Over the first eight years many community events have taken place to help bring people together and build the new community. These include village green events, haunted houses and drama workshops for Halloween and Christmas ‘Christingles’ with local schools bringing together existing and new communities. There are also regular resident meetings where people share ideas and get involved in shaping the area for the future.

Local resident Caroline Brook, who was Vice-Chair of the Residents’ Association and then became a councillor, said:

Having lived on the development for five years, I have seen it grow from almost nothing into a real community. We have always had great support from agencies including Radian, the police, Hampshire County Council and Winchester City Council in creating the community. They have attended and contributed to events including circus skills, summer barbecues and a theatre skills session.

I look forward to seeing this grow and develop further as the two developments connect together and begin to feel like a single community. The next stage is to set up a parish council with support from Denmead Parish Council and Southwick and Widley Parish Council. The first job will be for the community to choose a name other than West of Waterlooville.

The West of Waterlooville development is mostly in the Winchester district with a smaller part in Havant borough. The main developers are Grainger, for the Berewood site, and Taylor Wimpey, for the Old Park Farm/Wellington Park site.
