Local Land Charges

Please note that from 1st January 2017, we will be charging VAT on all questions on the CON29 and CON29O part of the Official Search. For all our fees please see the attached below.

Land Charges Department

The Land Charges Department provides information to solicitors and other conveyancing professionals, as part of the conveyancing process for land and property sales.

The service provides information on various matters that may affect a property. These include details of planning permissions and restrictions, highway rights and proposals, development proposals for the property, environmental health notices, and building control matters. This information is used by solicitors to advise clients, as part of the process of buying a property.

On average the department deals with around 4,000 searches a year and our turnaround time for a search is still approximately 10 working days.

A Common Misconception

When requesting a search, there is a view that the search will reveal proposals on nearby or adjacent land or properties,  this is incorrect; your search will only show information on the property or land requested. There is however, one exception and that we will reveal proposed road and rail schemes within 200 metres of the property.

If however, the road is un-named, please ensure and state that the road is marked clearly in colour or hatched in colour on an up to date Ordnance Survey Plan.
