The Affordable Housing Viability Study (2010)
This study focuses on affordable housing policies in the Core Strategy Preferred Option and tests the viability of achieving the proposed affordable housing requirements, particularly for smaller sites.
The Report concludes that the proposed target of 40% affordable housing is generally achievable and, if there are demonstrable viability issues in specific cases, flexibility in the means of achieving affordable housing or use of available grants may be needed to allow development to proceed.
The study recommends that on-site provision of affordable housing is generally achievable but that, for sites of 1-4 units, there should be flexibility to accept commuted payments.
