We believe that redevelopment offers the opportunity to:

• improve the quality of the area aound the station and Cattlemarket areas to provide high-quality gateways to the city
• provide significant new business space in modern, purpose-built offices to support the creation of jobs
• enhance the public realm and public transport facilities in the station area
• improve pedestrian, cyclist and traffic flows through the site, particularly at the junction between City Road, Andover Road and Sussex Street
• provide housing and possibly a small amount of retail space, particularly for the convenience of station users

The emerging Vision for Winchester and the Local Plan both recognise the potential for new development in the Station Approach area to play a key role in the future of Winchester.

There is evidence of a growing supply and demand imbalance for quality Grade A office space within the city. Demand will need to be further reassessed in the light of office working practices and market changes arising from Covid-19. 

We aim to improve access for pedestrians and cyclists around the Station Approach area.

We want to maintain the economic growth of the city while keeping in mind Winchester district’s commitment to a low-carbon approach.

The Station Approach sites, Carfax and Cattlemarket, provide the opportunity for residential development.
